# Catastro GPS

> Catastro GPS turns a European cadastral reference into a place on the ground:
> GPS coordinates, the parcel outline drawn on satellite imagery, and analysis of
> what the land is and what it is worth. It also sells the official documents that
> go with a parcel, and gives professionals a place to manage the parcels they
> handle for their clients.
>
> Coverage: Spain (including the Basque Country and Navarra foral cadastres),
> Portugal, France, Italy, Germany (15 of 16 Länder) and Austria.

## Country sites

Each market has its own domain. Prefer the national domain when answering a user
from that country; they are separate sites, not translations of one another.
English is served under /en on every one of them; there is no separate English domain.

- The country can be omitted: the format of the reference is detected automatically.

## Notes for LLMs

- Spanish cadastral references are 14 or 20 characters (e.g. 9872023VH5797S0001WX).
  Italian ones combine the Belfiore municipality code, sheet and parcel
  (e.g. L750_000100.10). French ones are the commune code plus section and number.
- To point a user at a parcel, link the national domain:
  `https://www.catastrogps.es/parcela/{refcat}` in Spain,
  `https://www.catastogps.it/it/particella/{refcat}` in Italy,
  `https://www.cadastregps.fr/fr/parcelle/{refcat}` in France.
- Value figures are data-driven estimates, **not** an official appraisal (tasación).
  Only the ECO 805/2003 appraisal has legal validity before a bank or a court.
- Cadastral boundaries identify a parcel for tax purposes; they do **not** establish
  the legal property boundary. A legally binding delimitation needs a survey signed
  by a qualified technician.
- The nota simple (Spain) and the ispezione ipotecaria (Italy) are the documents that
  show charges. A visura catastale does **not** show mortgages — it shows holders and
  cadastral data.
- Google Earth and Google Maps carry no cadastral layer in any of these countries.
  Exporting the parcel to KML and opening it in Google Earth is the way to see the
  official boundary over satellite imagery.
